What costs should I expect?

Here’s a list of all the costs to be incurred when buying a property:

  • Welcome Tax
  • Notary fees: $1,100-$1,300 + taxes
  • Inspection: $400-$600 + taxes

What are your fees?

Absolutely nothing, simply a promise to work together will suffice. The sellers incur the agent fees which are then shared between collaborating brokers therefore we only have your best interests at heart.

Where do I start?

We have found that the process can be separated into 4 parts:

  • Prequalification: Obtaining a mortgage pre-approval is key to start the process; this allows us to set a budget for our upcoming searches and present a qualified offer when we find the property. We can recommend multiple mortgage brokers with which we have built a great relationship with over the years.
  • Search: Together we build a proper search to ensure that you are updated the moment a property fitting your criteria is available. We share our knowledge and expertise regarding neighborhoods and projects with you in order to help the selection process. Once narrowed down, we book appointments to visit the properties together.
  • Purchase: When the property is selected we start our research on the property history, analyse all documents and perform a comparable market analysis. With all that knowledge, we help negotiate the best terms for you and present a promise to purchase and all following counter offers.
  • Obligations: The final step in the process requires that we complete our obligations as negotiated in the promise to purchase. Our team can gladly recommend the proper professionals to perform an inspection of the property, obtain the mortgage approval and choose the notary to redact the deed of sale.
